Wolverhampton student accommodation in high demand with Cleveland Studios fully let

Demand for student accommodation in Wolverhampton is so strong a purpose-built scheme has fully let following a concentrated marketing campaign.

Cleveland Studios is a purpose-built student accommodation (PBSA) block in a prime city centre location within walking distance of the University of Wolverhampton and is now producing annual rental income of £447,735 per annum.

There is an additional £14,400 income agreed on the letting of part of the building’s commercial space.

Watling Real Estate is selling Cleveland Studios as an investment opportunity for £3.95 million, reflecting an attractive net initial yield of 10.7%.

The freehold property has 63 studio rooms over the first, second and third floors, with a 6,139 sq ft open plan commercial unit on the ground floor.

The property was completed in November 2025 and Rajnesh Mittal and Arvindar Jit Singh of FRP Advisory were appointed joint administrators of the proprietor of the property, Cleveland Victoria Ltd, on 19 January 2026.

Cleveland Studios is at the junction of Victoria Street and Cleveland Street within Wolverhampton city centre, next to the Wulfrun Shopping Centre.

The immediate surrounding area is set to undergo significant regeneration via the 12-acre Smithgate project, which will see the delivery of 1,000 new homes and public realm improvements to land around Market Square.

The University of Wolverhampton has over 30,000 students and has seen a 20% growth in student numbers since 2019/20. It is ranked No. 1 university in the West Midlands and in the Top 10 in the UK in the 2026 Whatuni Student Choice Awards.

Wolverhampton Interchange, which has recently been the subject of £150 million of investment, providing train, bus and metro stations, is also within walking distance.
