Double 50,000-square-foot office letting secured at Warwick’s The Point

Two occupiers have signed for around 50,000 square foot of offices in total at The Point in Warwick in the West Midlands.

Watling Real Estate, acting as asset manager, has signed Calor Gas for 27,976 square feet across the second floor while Workforce One UK will occupy 21,540 square feet on the first floor, with both signing new ten year leases.

The Point is owned by Jersey-based HEREF Warwick Ltd forming part of the wider Augusta Fund managed by Watling.

Avison Young and CBRE are joint letting agents.

Chris Davies, director of Watling Real Estate, said in a statement: “The Point has undergone a comprehensive refurbishment providing the building with a modern, high specification finish with extensive amenity space.

“After a fairly intense period of onsite asset management, The Point has become one of the most successful out-of-town office buildings in terms of letting performance regionally – certainly in the Midlands – further supported by continued occupier demand.”

The Point is close to Warwick Parkway.

Michelle Mills, director at CBRE, led on the Calor deal with Calor advised by LSH. Avison Young headed the Workforce One UK deal.

Law firm Womble Bond Dickinson acted for Watling Real Estate, while Knights advised Calor Gas and BPE Solicitors was instructed by Workforce One UK.
